Selling Your Home! Avoid these Buyers ...

If you are thinking about selling your home or have plans to sell in the near future then you may want to consider ‘Who your buyers are’. Basically there are a few different types of buyers; the dream home buyer, the great-home buyer or the bargain buyer.

Let’s evaluate each buyer: The Dream Home Buyer is likely to offer full value based on the notion that your home meets all the ‘Dream Home’ specification that these buyers are in the market for. The Great-Home Buyer is likely to offer a lower then desirable offer but is will to negotiate on price, Finally we have the Bargain Buyer, these buyers are looking to throw a low ball bid and looking for any imperfections within your home to justify the much lower offer.

Obviously, you will be targeting the dream home buyer.

Now, what types of buyers should you avoid at all costs? Well there are three: the Zero-Percent Down Buyer; a mortgage company might find it challenging to appraise your house for buyers with little or no money down; You will likely have to put your house back on the market when your buyer’s mortgage request fails. The Bully Buyer; these buyers will look to pick apart you house requesting for numerous fixes as well as throwing a low-ball bid in the mix. You can expect a nightmare during the inspection process with this one. And finally we have the Sight-Unseen Buyer; you may find it quite odd to receive an offer from a buyer that has only viewed photos of your home at the local real estate office or internet real estate guide. This buyer likely has something up their sleeve and may only be trying to get your home off the market.

Of course every seller is put into various circumstances and situations that may affect the reason for selling; but if you are trying to get top dollar for your home then seller beware of the previously mentioned buyers.
